I started with a 16-room house...rent out 6 of them to borders and use about half of what remains

I couldn't agree with your thoughts more. I'm still possibly a couple of decades away from being fully retired, but my children are moving into their early 20s. I presently live in suburbs on a 1000 sq m block. Too much maintanance and gardening. All costs are going to climb substantially over the coming years. I want something very small and compact, enough space to entertain and do a little bit of gardening. I would rather spend my time with friends, travelling and doing voluntary work than maintaining a large property - for what purpose?
